The estate sits in its own cove on the western shore between Lenno and Tremezzo, a yellow villa with green shutters standing among cypresses with its feet in the water.

There is no road to it. Arrival is a three-minute boat ride, and that one fact shapes everything else about a wedding here: every guest, every supplier, every table and every flower crosses the water, and leaves the same way.

Behind the villa are thirty thousand square metres of garden and woodland, and nothing else is visible from any of it.

The estate

Quoted by the week, VAT included, and pro-rated for a shorter stay:

  • Low season: from €150,000 a week, minimum three nights
  • Mid season: from €190,000 a week, minimum four nights
  • High season, 20 June to 29 August: from €300,000 a week, minimum seven nights, Saturday to Saturday

Pro-rata is the number that matters, because almost nobody takes the full week outside high season. Three nights at the low rate comes to just over €64,000 and four at the mid rate to just under €109,000, while a summer wedding is the whole €300,000 because the week is the minimum.

Closing the guest house and taking the main villa alone takes 10% off, though it also takes the bed count from fourteen to eleven.

What the rate carries

The fully staffed estate: a villa manager, a butler, housekeeping and a boat captain, with the pool, the tennis court, the gym and the cinema.

A personal trainer, a yoga instructor, a tennis coach and a massage therapist can be added, and the villa arranges boats, guided walks and tours for the days either side.

What sits outside it

Food and drink, which are arranged on request rather than included. Transfers across the water for everyone not staying, along with flowers and production, music and photography, and the structures and furniture that a fifty-guest dinner needs.

Arriving by Water

The boat is not a flourish here, it is the access road, and it is the part of the budget couples consistently underestimate.

Fifty guests crossing for a ceremony is a shuttle operation with a timetable, a weather plan and a cost, run in both directions and again at the end of the night. Suppliers cross too, with their vans left behind, so setup takes longer and costs more than it would at a house with a gate.

A helicopter can be brought to a landing site nearby for anyone who would rather not drive, though the last leg is still the boat.

Accommodation at Villa La Cassinella

Fourteen beds in seven bedrooms, across the main villa and the guest house.

The main villa holds five. Dolce Vita is the largest at fifty square metres with a separate study, a balcony and a marble bathroom. Baronessa looks south over the lake and has a private terrace with steps down to the water, and Romantica looks across to the island. Manzoni and Flora give onto the courtyard and the gardens.

The guest house is a three-minute walk through the gardens and holds two more, Infinito over the lake and Quiete facing the mountains, with a living room and kitchen of its own and a terrace off them.

A three-guest bedroom with its own bathroom sits at roof level in the main villa, intended for children or for a couple’s own staff rather than for guests.

The estate is at Mezzegra in the comune of Tremezzina, on the western shore opposite Bellagio and a few minutes by water from Villa del Balbianello.

Bellagio is 17 minutes and Como 44, by road to the nearest mooring.

Getting guests there

Milan Malpensa is an hour and 25 minutes, Linate an hour and 33 and Bergamo an hour and 49. Lugano across the Swiss border is an hour.

For a guest list arriving from several directions, the useful thing to say on the invitation is not the airport but the mooring and the time of the boat.

The rate card has a step in it that most couples never see: mid season ends in the last week of September, and the villa drops from €190,000 a week on a four-night minimum to €150,000 on a three-night one. That is the difference between just under €109,000 and just over €64,000 of rental for a wedding held four days apart, and the lake is at its quietest and clearest in that week. We always open the conversation with those dates.

The second thing is that the week is the product in high season. Between 20 June and 29 August the minimum is seven nights, Saturday to Saturday, so a summer wedding here is a €300,000 rental whether the party lasts one evening or five. That is not a reason to avoid summer, it is a reason to fill the week, and the estate is built for exactly that with a pool, a tennis court, a cinema and a boat captain on call.

The third is the boat, and the honest version of it. Arriving by water is the most beautiful thing about this place and it is also a logistics operation that runs twice in each direction for fifty people, in the dark at the end, with a plan for wind. We budget it as production rather than as transport, because that is what it is.

Then there is midnight, which does not move. Several houses on this shore sell extra hours and this one does not, so the running order has to be built backwards from twelve rather than forwards from the ceremony. In practice that means dinner sits down earlier than couples expect, and the evening is better for it.
