Villa Pizzo, Cernobbio

The villa sits on the western shore at Cernobbio, a few minutes north of Como, on a stretch of the Via Regina where the road runs between the lake and the hill. The grounds climb from the water through two formal Italian gardens and a romantic one, under cedars that are older than the current house.

It has its own pier, and a glasshouse standing in the main courtyard.

The estate is a private residence rather than a hotel or a museum, and it is let to one event a day. That is the shape of everything below: you get the place to yourself for seventeen hours, and you bring everything into it.

Included, and where the party goes after eleven, because it is the only space whose curfew runs to half past one.

Included, and the reason a guest list can arrive by water from Como or Cernobbio rather than down a road that does not flow in August.

The four steps

The sheet prices the villa by band of guests, and the fees carry no VAT.

Up to fifteen people, €10,000. Sixteen to forty, €20,000. Forty-one to eighty, €30,000. Eighty-one to a hundred and sixty, €40,000.

The rental runs from nine in the morning until two the next morning, with suppliers on site from eight until four.

What the bands mean in practice

Crossing a band costs €10,000 whether you cross it by one guest or by thirty. A wedding of 41 people pays what a wedding of 80 pays, and a wedding of 81 pays what a wedding of 160 pays.

So the useful question is not how many guests you have but which side of 40, 80 or 160 you are on, and that is a conversation to have while the list is still being written.

The compensation at the top band is real. Above eighty guests the terrace over the dock comes with the hire instead of costing €10,000, and the northern panoramic terrace is included too, so the wedding that pays the most is also the one that gets the most ground.

What sits outside it

The cost covers the space only. Furniture, lighting, flowers, music, photography and the catering are all brought in, and the catering comes from one of two companies the villa works with. Their own books run from around €220 a head before VAT for an aperitif, dinner, wine, toast and cake.

A refundable security deposit, extra set-up hours, a whole additional set-up day and a bridal apartment from nine in the morning are all available and all quoted separately. None of them changes which band you are in, which is the number that actually moves the budget.

No Weekends, and Nobody Sleeps Here

Two conditions decide whether this villa is possible for a given couple, and neither is obvious from a photograph.

The villa no longer has weekend availability. The event season runs May to September and it sells weekdays, so a Saturday here is not a negotiation, it is simply not on the calendar.

And there is no overnight accommodation at all. A bridal suite is available from two in the afternoon until two in the morning for a maximum of five people, and that is the extent of it. Everybody sleeps elsewhere, every night.

Cernobbio is on the doorstep and Como is thirteen minutes away, so the second condition is easily solved. The first one is not, and it is the first question we ask.

Accommodation near Villa Pizzo

None at the villa, by design.

Cernobbio itself has hotels in walking distance of the gates, including the grand one next door, and Como is thirteen minutes south with a city’s worth of rooms at every price. Between them a guest list of 160 can be housed without anybody driving more than a quarter of an hour.

Arriving by water from Como or Cernobbio is a genuine option here because the villa has its own pier, and in July and August it is faster than the road.

The villa is on the Via Regina at Cernobbio, on the western shore just north of Como, at the southern end of the lake’s western leg.

Como is 13 minutes, Bellagio 49 and Milan 54.

By air

Milan Malpensa is 56 minutes, which is the shortest airport run of any venue we work with on Lake Como. Linate is an hour and three and Bergamo an hour and twenty. Lugano, across the Swiss border, is 38 minutes, which is worth knowing for a guest list arriving through Zurich.

The road and the water

The Via Regina is the only road up the western shore and it is a single lane each way. South of Cernobbio towards Como it is short enough not to matter, which is the advantage of being at this end of the lake rather than at Lenno or Tremezzo.

Manage the guest list against the bands, not against the room. Villa Pizzo is one of the few venues anywhere whose hire moves in €10,000 steps, and the steps fall at 15, 40, 80 and 160. We hold a list at 80 to save €10,000, and we push one past 80 on purpose when it is close, because above that number the dock terrace and the northern terrace both come free. Either decision is worth making deliberately and neither can be made late.

The second thing is the weekday rule, which is absolute.

We raise it on the first call. For a destination guest list already flying in, a Thursday costs them nothing extra and it is the only way to have this villa. For a guest list travelling from within Italy it is a real imposition, and that is a different conversation.

The third is the absence of beds, which is less of a problem here than almost anywhere else on this page because Cernobbio and Como are so close. It still means transfers in both directions on the night, and the rental ends at two in the morning whether the coaches are there or not.

Then there is the pier. Bringing a hundred and sixty people up the lake from Como by boat is a beautiful arrival and, in August, a faster one than the Via Regina. It costs money and it needs a timetable, and on this villa it is a choice rather than the only way in, which is exactly how we like it.
