The estate covers roughly 5,000 acres inside the Val d’Orcia Natural Park, north-west of Montalcino, in a landscape that is itself a UNESCO World Heritage Site.

At the centre of it is a borgo, a medieval hamlet abandoned in the twentieth century and bought in 2003 by Massimo Ferragamo, who spent years putting it back. What came out of that is a hotel which is also a working Brunello estate, with a private golf club and a chapel holding a fresco cycle attributed to the school of Pietro Lorenzetti.

The resort holds three Michelin Keys, the guide’s highest hotel distinction. Its restaurant, Campo del Drago, holds two Michelin stars under Matteo Temperini.

The villas

Eleven of them, three to six bedrooms each, three inside the hamlet and eight out across the estate with private gardens and heated pools. Families take one between them.

The threshold at 130 guests

Below 130 guests, a wedding can take rooms and spaces without taking the resort. At 130 and above, the resort requires a full buyout.

That is the single most important line in the terms, because the two sides of it are not the same product at different sizes. They are different budgets by a factor of four, and a guest list drifting from 125 to 135 crosses it without anyone noticing.

The buyout, by the date

The resort blocks specific three-night windows a year ahead and prices each one per night. With VAT inside, they run from €154,000 in November at the bottom to €352,000 in June at the top, with April, May, September and October spaced between them.

Each window is three nights, so a June buyout is a little over a million euros before anybody has eaten and a November one is under half that.

What it buys is the whole borgo from four in the afternoon on the day of arrival to ten on the morning of departure: the restaurants, the spa, the kids’ club, the gym and every common area, with breakfast for the suites and the villas. The winery and the golf course are not included.

The daily minimums

Three of them, written for up to 250 guests, and charged per day rather than once:

Why the Buyout Is Priced This Way

Most estates quote a season.

This one quotes a date, and the spread between the dates is enormous.

A November night costs €154,000 and a June night €352,000, for the same borgo, the same beds and the same two Michelin stars. That is not a seasonal surcharge, it is a different price for a different week, and the resort publishes them side by side without comment.

It makes the calendar a budget decision rather than a weather one. We would put a couple into October at €286,000 a night over June at €352,000 without hesitating, because the Val d’Orcia in October is the version of itself that appears on the postcards, and the saving across three nights is about €198,000.

Music, and the 130-Guest Threshold

The hour a wedding gets here depends on which side of the buyout line it sits, and the difference is larger than most couples expect.

On a full buyout the only people on the estate are the wedding and the staff, the borgo stands alone inside 5,000 private acres, and the nearest neighbour is a long way down a white road. There is nobody whose evening is being spoilt and nobody to complain to the comune.

On a partial booking the position reverses. There are other guests in the borgo, their night matters to the resort as much as yours, and the hour is set by what they will tolerate.

We agree the finishing hour with the resort against the date and write it into the contract either way, because the two cases are not the same negotiation.

Forty-two are suites in the borgo, arranged along the lanes of the hamlet with breakfast served at Campo del Drago. The other eleven units are villas, of three to six bedrooms, each bedroom with its own bathroom, and each villa with vast indoor and outdoor space, a private garden and a heated pool. Breakfast is delivered to the villas, along with a Tuscan larder that is restocked on request.

Three of the villas sit inside the borgo and eight are scattered across the estate, which matters for how a wedding moves: a guest in an outlying villa needs a car or a buggy to reach dinner, and that is part of what the €8,000 a day of transport is for.

The estate is at Castiglion del Bosco in the comune of Montalcino, in the Val d’Orcia.

Siena is an hour and eight minutes, Grosseto an hour and 17, and Montalcino itself a short drive through the vineyards.

Getting guests there

Florence Peretola is two hours and fourteen minutes by road and is still the airport to use. Pisa is three hours and two, Perugia two hours and eleven, and Rome Fiumicino three hours and 47.

Nothing about that is convenient and the estate does not pretend otherwise. It is also the reason the place feels the way it does, and the reason the resort charges €8,000 a day to move people around.

This is the trade-off to weigh before anything else here. Guests cannot drop in for the evening and leave, because there is nowhere within an hour to leave to, so every person invited is committing to the whole weekend and to four and a half hours of travel on either side of it. For some guest lists that is exactly the point. For others it quietly removes a third of the people the couple most wanted there.

We always put the October window first.

Treat the daily minimums as the real catering budget.

Food and drink are €66,000 a day whatever is eaten, which across three nights is €198,000. A couple who plans one wedding dinner and two casual evenings has prepaid for considerably more than that, so we design three proper events instead and spend what has already been committed.

Keep the winery and the golf outside the plan.

Both are excluded from the buyout and both are quoted separately, which couples routinely miss because they are the two things the estate is famous for. If a Brunello tasting or a round on the private course is part of what the weekend is for, it is a separate negotiation and it belongs in the budget from the beginning.
